We pride ourselves in NOT being the low priced contractor but the best value contractor.

We offer four budget based approaches to custom building (building your plan). Each of the following has benefits and drawbacks:

  1. Cost plus 12%
  2. Fixed fee based upon the complexity and review of the plans and site; typically the fee will range from $10 to $14 per square foot
  3. Fixed bid
  4. If the home is being built for sale, Panterra Homes would consider joint venturing the construction of the home. Typically, from net proceeds, a pre-stipulated market value for the lot and proportionally all cash invested  would be distributed first, followed by a reasonable overhead fee to Panterra Homes, then the remainder would be split on a mutually agreed basis.

Typically, the process of buying a brand new home involves several stages.

To begin with, you need to take some time deciding on your priorities – that is, what you want in a home, where you want to live and how much you want to spend – before exploring what’s available that meets all those needs. There are several options available to you.

You need to decide whether you want to first buy the land and then find a house design to fit the land, or vice versa. It is probably more logical to buy the land first as land sites can be very limited but house designs are many and varied.

If you do not yet own your land, then you may wish to build your new home through a house and land package. A house and land package is where a home is sold together with the land on which it is to be built. House and land packages can be purchased from a private owner/developer. Usually you will select a style of display home, and match it with a block of land in an estate being developed.

If you already own your block of land, then you will be choosing both the type of house you want and the builder.

You may wish to go with a project home. Project home builders usually have a variety of standard designs and plans that they can build on different sites. Most project home builders have display homes that you can walk through and look at. Project homes are usually less expensive than custom-built houses because materials can be purchased in bulk. You can make changes to a project home design, and some project home builders offer a ‘custom design’ service. These changes will affect the cost of the home.

A custom built home allows you to incorporate your own ideas about what you want your house to look like. Your builder, architect or building designer can design a house plan from your ideas. You would then engage a builder to build to these plans. As these are one-off designs and houses, they are usually more expensive than project homes, although the final cost may depend on the size of your house and your selection of finishes and fittings.

Once you have narrowed your choices down to one builder and one type of home, you are ready to work out the details and sign a contract with your builder
